Is Nathia Gali
a good investment?

The Galiyat is the most-visited destination in Khyber Pakhtunkhwa — 6.34 million visitors in 2023 by the province's own count — served by around fifty registered hotels, most of which close for the snow. That gap between demand and quality supply is the case. Below: the numbers, how ownership works, what overseas buyers need, and what to check.

That is the whole case in one line: millions arrive every year into a town with a few dozen registered places to stay, most of which close for the snow. Quality supply, open in all four seasons, is what the market lacks.

The supply

New apartment supply is coming, but most of it is outside the town — in Kalabagh, Ayubia, Kuza Gali and Barian — and most of it is hotel-apartment keys of 300 to 620 sq ft. The market page lists every project with where it actually is and what it publishes about price. Inside Nathia Gali itself, only three projects exist, and only one of them is a residence estate rather than a hotel block.

How a hotel-operated residence works

You own the home. After handover the building is operated as a hotel — at The Nathia Reserve, by the developer, Elevate Holdings, which runs bookings, housekeeping, maintenance and guest servicing itself. You use the residence when you wish; when you are away you may enrol it in the rental programme and receive a share of what it earns. No caretaker to hire, no chowkidar, no winter closure, nothing to manage from abroad. The terms of that programme, and any owner returns, are defined only in the signed buyer documentation.

For overseas Pakistanis

Most Galiyat buyers now live in the UK, the Gulf or North America. Three practical points: identity — a NICOP or Pakistan Origin Card is the accepted ID; money — the State Bank's Roshan Digital Account lets non-resident Pakistanis remit and invest from abroad, and a purchase can be completed remotely through a registered power of attorney; tax — advance tax at purchase differs for tax filers and non-filers, so confirm your filer status before you pay. Five things to check before you buy anywhere in the Galiyat

  1. Approvals in writing. For Nathia Gali that means the Galiyat Development Authority, EPA KPK and the Forest Department. Marketing claims are not approvals.
  2. The exact plot. A map pin and the road distance from the town you are being sold. "Nathia Gali" on a listing frequently means somewhere else.
  3. What a square foot means. Carpet area, or carpet plus a share of corridors and common areas? Compare like with like.
  4. Who operates the building after handover, under what agreement, and whether the developer will still be there.
  5. The payment plan's end date. To a fixed date, or to possession — and what happens to your money if possession slips.

Nathia Gali, Murree or Naran?

Murree draws the largest numbers and suffers for it: congestion, ageing stock, a saturated hotel market. Naran-Kaghan is spectacular and seasonal — the road closes for months. Nathia Gali sits between them: higher and cooler than Murree, inside a protected forest belt, open on a government-maintained road year-round, and short of quality supply. Scarcity rather than scale is the trade.

Nathia Gali or Murree — which is the better property investment?

Murree has the larger visitor numbers but chronic congestion, older stock and a saturated hotel market. Nathia Gali is higher, cooler, quieter, inside a protected forest belt, and short of quality supply — the trade is scarcity for scale. Both are on the same road from Islamabad; Nathia Gali is roughly two and a half to three hours by car.
